What is Aircon Chemical Wash?

An aircon chemical wash, or chemical cleaning is a way to remove stubborn dust, grime, bacteria and mould from your aircon unit, using a special detergent.

Every time you use your aircon, air is circulated through the indoor blower unit (also known as evaporator coils). As it gets cold, it can also condense water droplets. These droplets can trap dust and eventually form a mouldy slime that is teeming with bacteria.

Only a chemical wash using detergents can remove this; using water only (or vacuuming the coils) is not enough.

Eliminate Harmful Germs and Bacteria

If you have a dusty aircon, you are circulating that dust all around your room when you turn on your aircon. Imagine sleeping with the aircon on, and breathing in all that dust for many hours. That’s why many people suffer from inflamed sinuses, runny nose, and sneezing the moment they wake up.

Worse, the cold and wet conditions in your aircon can result in lung infection. This condition is called Legionnaire’s Disease, and is caused by the bacteria Legionella pneumophila which can grow in your aircon.

Mouldy and dusty conditions can also make people feel itchy, and aggravate symptoms of eczema.

When Should You Choose Chemical Wash over Normal Servicing?

A chemical wash should be done once every 6 months, especially if you use your aircon almost every day or night. Even if you do a normal servicing, it may not remove the buildup of grime and bacteria.

Another reason to choose chemical cleaning is when you are experiencing problems with your aircon, such as:

  • Aircon not cold
    This can be caused by filters and coils that are clogged up with dirt. Once it has been cleaned, it will be able to cool the air again
  • Aircon leaking
    The drainage pipes can also get clogged with dirt after a while. This causes the condensed water to flow back into the room, instead of dripping outside
  • Aircon has a bad smell
    This can be due to accumulation of mould. Cleaning with water will not be effective here, so a chemical wash is recommended.
  • Infrequent servicing
    For example, rental properties which have sat unoccupied for a year will need to have its aircon units undergo chemical cleaning. This is sometimes stated in the tenancy agreement.
